Bursha Holdings Limited is a leading property consultancy and investment firm, specializing in high-end residential assets, while also managing a diverse portfolio including commercial and hospitality properties. We are seeking an experienced Property Manager to oversee our London properties, while ensuring seamless operations across the wider portfolio.Role OverviewThe Property Manager will be responsible for the day-to-day management of residential properties, ensuring tenant satisfaction, asset performance, and operational efficiency. While the primary focus is residential, familiarity with commercial and hospitality property asset management would be beneficial. Additionally, the role involves investment appraisal and modelling, supporting the Directors in evaluating current portfolio performance and potential acquisitions and disposals.Key Responsibilities
Tenant Relations – Oversee tenant communication, lease agreements, and resolve issues efficiently.Property Operations – Ensure proper maintenance, inspections, compliance, and service quality across assets.Financial Oversight – Manage budgets, rental payments, and financial reporting for residential properties.Team Leadership – Supervise and coordinate tasks with the Property Administrator and Maintenance Manager.Strategic Improvements – Support the implementation of processes creating efficiency in the property management and analysis.Regulatory Compliance – Ensure properties comply with health and safety, landlord regulations, and RICS best practices.Portfolio Enhancement – Work with the Directors on investment strategies, refurbishments, and acquisitions.Portfolio Analysis – Assess the financial and operational performance of existing properties, identifying areas for value maximization.Market Research – Conduct comparative market analysis, tracking trends in the London and global property sectors to inform investment decisions.Financial Modelling – Develop projections on rental yields, occupancy rates, refurbishment costs, and overall asset profitability.Investment Strategy Support – Assist in evaluating new acquisition opportunities, conducting feasibility studies, and modelling return on investment (ROI).Risk Assessment – Identify potential financial and operational risks in property investments, offering strategic recommendations.Capital Expenditure Planning – Provide insights into budgeting for refurbishments and long-term asset growth.Candidate Requirements
Experience: Minimum 5+ years in high-end residential property management, with exposure to commercial or hospitality assets.Qualifications: RICS accreditation is preferred but not mandatory. Hospitality experience is an advantage.Technical Proficiency: Comfortable implementing property management systems if required.Investment and Financial Acumen: Strong knowledge of investment appraisal, financial modelling, and market analysis.Leadership: Ability to manage a small team and collaborate with stakeholders.Problem-Solving: Proactive, strategic, and solutions-focused mindset.Compensation: Competitive market salary (London-based); discretionary bonus structure; pension plan; private medical insurance.Career Development: Opportunities within a growing investment company.Seniority level
