CSA Project Manager

We are looking for a CSA Project Manager to support major data centre refurbishment and upgrade works across live project environments.

This is not a ground-up new-build civils role. The focus is on managing structural, architectural and fit-out packages within existing data centre buildings, where sequencing, access, temporary works, fire stopping, coordination with live M&E services and minimising disruption all matter.

The projects form part of a wider data centre refurbishment and infrastructure upgrade programme, so this needs someone who understands how to deliver intrusive works inside operational or occupied environments without creating unnecessary risk for the client or the wider project team.

The role

You’ll take responsibility for managing CSA works across live data centre refurbishment and upgrade projects.

That means overseeing structural alterations, builders work, internal fit-out, architectural packages, raised access flooring, walls, partitions, ceilings, doors, fire stopping, compartmentation and associated construction works.

You’ll be working closely with M&E project teams, supervisors, subcontractors, client-side representatives and specialist suppliers to make sure the building fabric supports the wider technical installation rather than becoming a blocker.

This role needs someone who can plan properly, coordinate works around existing services, manage subcontractors tightly and keep programme, safety, quality and documentation under control.

What you’ll be doing

• Managing CSA packages across live data centre refurbishment and upgrade works.
• Coordinating structural alterations, builders work, openings, penetrations, temporary works and making good.
• Managing architectural and internal fit-out packages including partitions, walls, ceilings, doors, raised access floors and finishes.
• Overseeing fire stopping, compartmentation and associated compliance requirements.
• Coordinating works around existing mechanical, electrical, containment, cooling, power and life safety systems.
• Managing subcontractors, supervisors, suppliers and specialist installers across live and controlled work areas.
• Planning works around access restrictions, operational areas, permits, intrusive works, client procedures and site constraints.
• Reviewing RAMS, drawings, technical submissions, inspection records, QA documents and handover information.
• Producing lookaheads, progress updates, risk registers, site reports and close-out trackers.
• Working closely with M&E teams to make sure CSA works are sequenced correctly around the wider technical installation.
• Managing snagging, defect resolution, handover documentation and project close-out.
• Maintaining high standards around health and safety, quality, housekeeping and live environment controls.
• Keeping disruption to operational areas to a minimum.

What you’ll need

You’ll need experience as a CSA Project Manager, Construction Manager, Fit-Out Project Manager, CSA Manager, Site Manager or Project Manager within refurbishment, fit-out, data centres, mission-critical environments, commercial offices, healthcare, laboratories, pharmaceutical, airports, high-tech manufacturing or complex live building projects.

Data centre experience would be a strong advantage, especially if you have worked on refurbishment, upgrade works, live environments, structural alterations, builders work, raised floors, fire stopping, white space readiness or M&E-heavy schemes.

You should be comfortable managing subcontractors, programme, RAMS, sequencing, QA, snagging and client-facing site coordination.

This role would suit someone from a major fit-out contractor, M&E-led project environment, main contractor refurbishment background or specialist CSA / construction management background.

The key requirement is live refurbishment experience. Someone who has only delivered new-build civils, groundworks, piling or major concrete frames without much refurbishment exposure is unlikely to be the right fit.

The right person

• You’re organised, practical and strong on site coordination.
• You understand that refurbishment inside an existing data centre is different from a clean new-build project. The building is live, services are already in place, access can be restricted and poor sequencing can create real problems for the wider delivery team.
• You can walk the job, understand what needs opening up, what needs protecting, what needs making good and what needs to be complete before the M&E teams can progress.

You’ll suit this role if you have managed CSA or fit-out packages in complex environments and know how to deliver works safely, cleanly and properly around live operations.
