Immediate StartThe purpose of the role is to act as the development client for a large residential scheme in Southeast London. The project director needs the experience, skill and resilience to balance a wide range of priorities, including community engagement and stakeholder coordination, on-site presence and timely remediation progress reporting.

Responsibilities

Act as the client representative to ensure the successful and timely conclusion of remediation works in a live residential environment.

Oversee the construction contractor’s work to enable remediation to be completed efficiently, safely, to high quality standards and in accordance with the budget and schedule.

Communicate progress and resolve issues and risks with a varied group of stakeholders including leaseholders, tenants, the board of the development business, the construction team, designers, engineers, insurers and lawyers. Prepare and present regular reports to the Board on progress, variations, stakeholder engagement and legal/insurance matters.

Engage with on-site technical and construction teams to maintain positive, productive, collaborative relationships between client, contractor, other parties and residents. Champion rational, evidence-based decision-making and problem-solving.

Lead the sourcing, leasing and occupation of temporary rehousing decant options and programme, considering contractor requirements and potential properties variances.

Engage with commercial and legal advisors to mitigate business, insurance and contractual risk; work with in-house legal to prepare, negotiate and execute settlement agreements with leaseholders.

Oversee provision of project management, technical services and external resources required for the project on behalf of the client organisation.

Champion safety first with visible safety behaviours and a consistent health, safety and wellbeing framework.

Own and shape the project programme, identify and mitigate risks, and formalise project changes within agreed timeframes.

Ensure contractor has robust quality systems and monitor them in line with service excellence.

Manage and track project changes and ensure appropriate records and approvals are obtained for the works.

Ensure timely handover documentation is provided and approved prior to practical completion.

Collaborate with the client’s estate management service provider to ensure regular and effective communication with residents and commercial leaseholders.

Qualifications

Substantial experience in a project management and estate asset management role on medium-sized or complex projects, or leading smaller projects.

Experience in the construction delivery phase of projects.

CSCS card.

Experience of working client-side for a residential developer/developer-contractor.

Excellent communication, presentation and project planning skills; ability to work with technical, construction, tenant, legal and finance stakeholders.

Track record of project management for residential schemes with a construction value of £20-£50m+ and delivering to budgets in a transparent manner; ability to work to defined timescales and mitigate risk.

Understanding of project and construction management methodologies (including schedule management).

Strong management and negotiation skills.

Additional Requirements

Expertise in the residential development sector, including client-side project or construction management; ability to think as the client and act proactively.

Up-to-date technical knowledge of HSE rules and market regulations relevant to the project (building safety act 2022).

Strong emotional intelligence.

Experience collaborating with lawyers and insurers, including dispute resolution and cost recovery processes.

Inclusive by nature; effective at partnering to achieve shared goals.

Ability to take charge, provide guidance and coordinate as client.

Empathy-driven approach to managing sensitive resident issues.

Rational, evidence-based problem solving and analytical skills.

Self-aware; seeks input and support when appropriate.
