The Opportunity
Are you an experienced Mechanical & HVAC Specialist looking for a key technical role within a landmark commercial development in Central London?
We are seeking a Mechanical Supervisor to act as the primary technical authority for all mechanical, HVAC, and refrigeration systems across a high-profile corporate estate. Reporting directly to the Engineering Manager, this role is ideal for a hands-on mechanical expert who excels at technical diagnostics, subcontractor oversight, and statutory compliance management without the burden of line-managing direct reports.

Key Responsibilities
1. Technical Operations & Maintenance Governance
Mechanical Systems Ownership: Act as the lead mechanical competent person on-site, overseeing the operation and maintenance of business-critical HVAC plant, centralized chillers, VRF/VRV systems, Air Handling Units (AHUs), Fan Coil Units (FCUs), LTHW boilers, pumps, and water services.
F-Gas Governance: Take full accountability for F-Gas compliance across all refrigeration and cooling assets, ensuring logbooks, leak checks, and refrigerant recovery registers are kept 100% accurate and audit-ready.
Subcontractor Management: Coordinate and oversee specialist supply chain partners for hard services, annual maintenance, statutory inspections, and reactive call-outs. Inspect work quality and verify completion against scope.
Overtime & Call-Out Support: Participate in planned out-of-hours maintenance, building shutdowns, and reactive call-outs as required (generous overtime rates available).
2. Compliance, RAMS & Safety Leadership
Safe Systems of Work (SSoW): Author, review, and challenge site-specific Risk Assessments and Method Statements (RAMS) for internal tasks and specialist contractors.
Permit to Work System: Manage and enforce the site Permit to Work (PTW) system for high-risk mechanical, hot works, and pressure system tasks.
Statutory Compliance & Logbooks: Maintain physical and digital compliance logbooks (including F-Gas, Pressure Systems Safety Regulations [PSSR], ACoP L8 water hygiene, and mechanical statutory testing) in pristine condition.
3. Technical Administration & Client Diplomacy
Engineering Reporting: Compile concise technical reports, asset deficiency logs, and incident root-cause analyses for the Engineering Manager and client representatives.
CAFM System Administration: Manage, update, and close out planned preventative maintenance (PPM) and reactive work orders within contractual SLAs using the site tablet system.
Person Specification
Qualifications & Certifications (Essential)
Refrigeration & Cooling Ticket: City & Guilds 2079 F-Gas Category 1 or NVQ Level 2/3 in Refrigeration & Air Conditioning (Mandatory).
Mechanical Apprenticeship / Qualification: Completed formal apprenticeship with NVQ Level 3 (or City & Guilds equivalent) in Mechanical Engineering, Heating & Ventilation, or Building Services.
Water Hygiene: ACoP L8 / Legionella Awareness certification (Desirable).
Safety Accreditation: IOSH Working Safely or IOSH Managing Safely (Desirable).
Experience & Professional Attributes
Proven Track Record: Demonstrable experience working as a Senior Mechanical Engineer, Mechanical Lead, or Mechanical Supervisor within a high-spec commercial office or corporate estate.
Compliance IQ: In-depth knowledge of statutory building regulations, F-Gas legislation, PSSR, and SFG20 maintenance standards.
System Literacy: Proficient with computerised maintenance management systems (CAFM/CMMS) and standard office software (Word, Excel, Outlook).
